Description / Position Overview
Large-scale real estate developer managing major ground-up multifamily construction projects ranging from 250 to 1,500 units is seeking a hands-on Purchaser to own sourcing, buyouts, vendor negotiations, and material procurement across active construction projects.
This role exists to reduce purchasing delays, control project costs, improve vendor leverage, and ensure projects continue moving without operational bottlenecks caused by procurement issues.
The Purchaser will own buyouts and sourcing across categories including flooring, plumbing, electrical, fixtures, furniture, equipment, and other construction-related materials. This person must be resourceful, fast-moving, highly organized, and able to negotiate aggressively while maintaining quality and delivery standards.
The right candidate knows how to source products, identify alternatives, negotiate pricing, manage subcontractor buyouts, and solve procurement problems before they impact the field.
The Ideal Candidate
• Strong construction purchasing or procurement background
• Understands construction materials, vendors, pricing, substitutions, and timelines
• Able to negotiate effectively with suppliers and subcontractors
• Comfortable sourcing alternative products without compromising project execution
• Operates with urgency and ownership in fast-moving environments
• Organized, detail-oriented, and capable of managing multiple projects simultaneously
• Understands how procurement impacts schedules, budgets, and field operations
Responsibilities
Purchasing & Buyouts
• Own purchasing and buyout process across multiple active construction projects
• Negotiate pricing, terms, and delivery schedules with vendors and subcontractors
• Finalize subcontractor buyouts and ensure scope alignment before execution
• Identify cost-saving opportunities without reducing quality or delaying schedules
Sourcing & Vendor Management
• Source materials, equipment, fixtures, flooring, plumbing, electrical products, furniture, and related construction items
• Develop and maintain strong vendor and supplier relationships
• Compare vendors, pricing structures, lead times, and product quality
• Continuously identify alternative vendors and substitute products when needed
Project Coordination
• Work closely with project managers, field teams, subcontractors, and leadership
• Ensure procurement timelines align with project schedules and construction sequencing
• Prevent delays caused by material shortages, lead time issues, or purchasing gaps
• Resolve sourcing and procurement issues quickly to maintain project momentum
Cost Control & Execution
• Drive competitive pricing across all purchasing categories
• Track procurement status and ensure materials arrive on time
• Improve purchasing efficiency and reduce unnecessary project costs
• Maintain strong documentation and organization across purchasing activities
Requirements
• Experience in construction purchasing, procurement, or buyouts
• Experience sourcing construction-related products and materials
• Strong negotiation skills with vendors and subcontractors
• Ability to source alternative products and substitutions when needed
• Comfortable operating in fast-moving construction environments
• Strong organizational and follow-through skills
• Ability to manage multiple projects and priorities simultaneously
Must-Haves
• Proven experience purchasing for construction projects
• Experience negotiating pricing and buyouts with vendors/subcontractors
