Position Overview
We are seeking an experienced and detail-oriented Owner's Representative to serve as the primary liaison between property ownership and all stakeholders involved in property management, development, and operations. This full-time position requires a strategic professional who can protect the owner's interests while managing complex real estate projects, tenant relationships, and financial operations. The ideal candidate will possess exceptional budgeting skills, extensive knowledge of tenant agreements, and the ability to oversee multiple projects simultaneously while maintaining the highest standards of quality and fiscal responsibility.
Primary Responsibilities
Project Management & Oversight
Act as the owner's primary representative for all property-related matters, including new construction, renovations, and ongoing property management activities
Coordinate and oversee all phases of property development projects from conception through completion, ensuring alignment with owner's vision and objectives
Manage relationships with architects, engineers, contractors, property managers, and other consultants to ensure project success
Conduct regular site visits to monitor construction progress, quality control, and compliance with plans and specifications
Review and approve contractor submittals, change orders, and payment applications while protecting the owner's financial interests
Facilitate communication between all project stakeholders and provide regular status updates to ownership
Budget Management & Financial Oversight
Develop comprehensive project budgets including construction costs, soft costs, contingencies, and operating expenses
Monitor and track all project expenditures against approved budgets, identifying variances and recommending corrective actions
Analyze and negotiate contractor bids and proposals to ensure competitive pricing and value engineering opportunities
Review and approve invoices, ensuring accuracy and compliance with contractual terms before authorizing payment
Prepare detailed financial reports and forecasts for ownership, highlighting budget performance and potential risks
Manage cash flow projections and coordinate with ownership regarding funding requirements and timing
Identify cost-saving opportunities without compromising quality or project objectives
